£700m+ claimed for UK property owners

Your commercial property is hiding tens of thousands in unclaimed tax relief.

Capital allowances are built into the fabric of almost every commercial building — heating, lighting, wiring, lifts, sanitaryware. Most owners never claim them because their accountant isn't equipped to find them. We are.

  • Typically worth 15–40% of what you paid for the property
  • Refunds usually land within 28 days of submission to HMRC
  • Survey included, no hidden fees, works alongside your accountant
  • Claim even if you bought the property years ago

Properties held in a pension fund can't claim capital allowances, as the fund doesn't pay tax. Buying from a pension fund? That's a different story — talk to us before exchange.

Buying? Act before contracts exchange. A section 198 election must be agreed in the contract or the allowances can be lost for good.

Why it's still unclaimed

Your accountant handles your tax return. They don't survey your building.

When you buy or improve a commercial property, a large slice of the cost is plant and machinery embedded in the building. Identifying and valuing it takes surveyors and tax specialists working together — so in most cases, it's simply never claimed.

Do I qualify?

If you can say yes to these, you very likely do.

  • You own a UK commercial property — personally, through a company or a partnership — and allowances haven't been claimed on it already.
  • You (or your company) pay UK tax.
  • It isn't held in a pension fund. Pension-held properties can't claim — but buying from one can unlock relief.

Refurbished, extended or fitted out recently? That spend often qualifies too — on top of the original purchase.

Capital allowances FAQs

Why hasn't my accountant claimed this for me?

Embedded capital allowances need both property surveying and specialist tax expertise. Most accountancy firms claim invoiced items like furniture and IT, but don't have the surveyors to identify and value qualifying items built into the fabric of a building. We work alongside your accountant, not instead of them.

I bought my property years ago. Can I still claim?

Often, yes. For properties bought or built before April 2014 there's no time limit. Since April 2014, purchases where the seller claimed allowances are subject to pooling and time-limit rules — so it's worth getting advice quickly.

Does the survey cost extra?

No. The survey is included in our fees, whatever the size or number of properties. There are no hidden charges.

How quickly will I see the money?

Refunds or relief are typically received within 28 days of the claim being submitted to HMRC.

Will claiming reduce the value of my property?

No. Valuations don't take capital allowances into account. Having allowances identified and valued can even strengthen your hand when you sell.

What if HMRC questions my claim?

Every claim is prepared by tax specialists and surveyors to be compliant and fully documented. If HMRC raises a query, we support you throughout.

I own several properties. Can I claim on all of them?

Yes. Each commercial property can potentially support its own claim — and refurbishments can create further allowances.

Is my information secure?

Yes. Our processes are GDPR compliant and we never pass your details to third parties for marketing.
